The news media is great about sharing stories about shady real estate investors. But what they don’t focus on at all is many investors help sellers during certain circumstances. When properties aren’t in top condition, they can’t be sold for top dollar. This doesn’t mean an investor is taking advantage of someone who hasn’t taken the best care of the home. It means they are offering a fair price so that they can then fix the property, which can be a major expense.

It seems like so many of my students and followers of my podcast have been falling into the default thinking, which is giving the seller all cash or borrowing money to finish the deal because that’s what the seller wanted. However, they didn’t ask all the questions that I give in my training materials to find out what the seller really wanted.

Lately, I am starting to question if my students are following my instructions that they paid good money for. It seems like they don’t have that burning passion that I had when I first began real estate investing. The 90 Day Plan I provide to my students is vital to success. But it has to be used. There is no get rich quick plan.

In today’s market, a lot of investors think subject to deals are the answer to everyone’s problem. It’s not illegal but some of the problems associated with these deals are:

  1. The lender can call the entire loan balance due.
  2. Taxes and insurance go up every year and the lender may apply your payments to the taxes and insurance instead of the mortgage.

I heard something years ago that made no sense to me because I thought I was just going to go out and buy houses. I was too busy to stop and think about the profound aspects that would have a huge impact on my success down the road. The gurus that charged me three to five thousand dollars for their seminar got me very excited to work hard at being a real estate investor. The problem is I went home with no more knowledge than I went in with, even though I had an appetite to learn. With not knowing everything I need to, I was in a constant struggle to learn.
